The property itself is used as the only guarantee in case of non-payment by the borrower, these types of loans produce higher interest rates compared to conventional or government loans. These loans are often referred to as short-term loan or bridge loan. Hard money loans are usually issued by investors or private companies and it is a way to get money somewhat faster than conventional, as it includes more agile and flexible administrative procedures.
In a loan, the guarantee is the property that functions as collateral, in case the commitment to pay the acquired loan is breached.
We accept houses, apartments, commercial premises, and land, the only requirement is that the real estate property is debt-free and that the applicant owns it.

No, real estate that is granted as collateral for the loan must be free of charge. In cases of buying investment properties, closing lawyers are responsible for the release of the charges.
